
SPECIAL ASSESSMENT FOR POOL REPAIRS
To all Beaver Glen Homeowners: Beaver Glen Association, Inc. is notifying all residents of the Special Assessment that will be required as of September 1, 2026, and October 1, 2026. This comes with much discussion and voting on the options as the Board of Directors have.
As many of you know our swimming pool is almost 50 years old and has developed cracks and breaks in the gunnite lining and the deck of the pool. The pool edges are breaking and the tiles loose along with the steps breaking. The inspector with the Dept of Health told us that we must make necessary repairs to remain open next year.
We took a survey last year and the one area most homeowners were concerned about was the swimming pool. Therefore, Beaver Glen Board of Directors took the initiative to collect 3 estimates on pool repairs. Of the three estimates; we chose the lowest. The company has been in business for many years and has a solid reputation. That estimate is $49,495.55. The pool company is Middle Georgia Oasis. You can view the estimate here on this page. We must get this scheduled so they can get it on their books for repair to begin in the fall of 2026.
In order for Beaver Glen to do this expensive repair, we have to have a special assessment. This special assessment will be 2 payments of $200 each for a total of $400 for each homeowner.
If we do not do these pool repairs the swimming pool will close and will fall into more disrepair and may never open again.
Beaver Glen has for many years tried to manage on low assessment dues. It has only been in the last few years we have increased the dues to be able to meet our annual expenses.
Your assessment money goes into monthly expenses as shown to you on the expense report on a monthly basis. Those expenses are for mowing, trimming, utilities, signage, pool chemicals, taxes, dues, fees, wages, tree removal, street repairs, repairs and maintenance to buildings, and the park and pool equipment. We have re-roofed the Rec Center, the Pavilion, and repaired the Clubhouse roof. Also, the jungle gym at the park had to be rebuilt. The air conditioning unit at the Clubhouse was repaired last summer but is requiring more maintenance again. It needs to be replaced, too. Our basketball and tennis courts need refinished, and the Rec Center needs new bathrooms and remodeled. We need new swings and slides at the park along with painting and updates to the Clubhouse to continue to use it. We only have a few volunteers to help do any of these labor-intensive jobs, so we have to hire local contractors to do the work, which is expensive. We rely on our annual dues just to keep the lights on and areas useable. Now we are faced with a major repair that requires a Special Assessment.
